Non-refundable Fees

• Application fees $25 per adult

• Administrative fees: $100 apartments; $200 single family houses

• Move In Fee 50% rent

• Pet Deposit $200 per animal upon approval (50% refundable)

Requirements and Guidelines

• Net income must be 2 times the rent minimum.

• Criminal convictions must be approved by landlord and management company.

• Income 6 months or less and no landlord reference: Security deposit and 1st month’s rent.

• No evictions and good previous most recent landlord reference: 1st month’s rent due upon approval.

• First time renters must pay 1st month’s rent, 1/2 security deposit and last month’s rent.

• Upon landlord and property management approval: If less than 6 months must pay 1st month’s rent, security deposit and last month’s rent.

• Evictions less than 5 years must pay 1st month’s rent, security deposit and last month’s rent.

• Leases less than 12 month’s must pay 1st month’s rent, security deposit and last month rent.
